Why Businesses Must Double Down On Humans Instead Of Technology

  • April 26, 2018
  • billsed
Economics is the study of people’s rational choices in scarcity and uncertainty. The problem: people aren’t rational. They often act against their own economic interests—or appear to. So we have behavioral economics to figure out why. Now, you might think businesses are different since they focus on the bottom line, not vague...

You Share Everything With Your Bestie. Even Brain Waves!

  • April 19, 2018

Researchers have long known that people choose friends who are much like themselves in a wide array of characteristics: of a similar age, race, religion, socioeconomic status, educational level, political leaning, pulchritude rating, even handgrip strength. The impulse toward homophily, toward bonding with others who are the least other possible,...

Restaurant chains and brands in Charlotte, NC

  • May 9, 2018
  • billsed
Charlotteans have gotten a little giddy over the recent arrival of chains like the Mediterranean hotspot Cava (from D.C.) and constant-line-out-the-door Shake Shack (from New York City). As much as I love supporting local, it’s kind of fun to watch people go berserk over the restaurants (and brands) they miss...

Dilworth – Market Conditions

Are You in a Buyer’s or Seller’s Market?

How do You Know if You’re in a Buyer’s or Seller’s Market and Why Does it Matter?

What is the difference between a Buyer’s market and a Seller’s market?

A Buyer’s market occurs when the supply of available homes exceeds the demand for those homes. In other words, there are more homes for sale than buyers for those homes. Buyers are not in a hurry to buy because they are many homes to choose from and the homes are taking a relatively long time to sell. Generally speaking, if the inventory of homes is 7 months or more, it’s considered a Buyer’s market… supply exceeds demand.

A Seller’s market occurs when the demand for homes exceeds the supply of available homes. In other words, there are not enough homes for sale to satisfy the demand by Buyers. In a Seller’s market, homeowners can typically demand a higher price for their home and Buyers must act fast or risk losing the home they really want. Generally speaking, if the inventory is 4 months or less, it’s considered a Seller’s market… demand exceeds supply.

If the inventory of available homes is between 4 and 7 months, it’s considered a Level market with no advantage to Buyers or Sellers.

A very important point to note is that the inventory of homes varies by price range and location, even within the same general market area. In fact, within the same neighborhood, it’s possible to be in both a Buyer’s and Seller’s market.

Why is it Important to Know The Market Conditions?

How Can You Find Out Your Local Market Conditions?

It’s not enough to gauge the market for your global metro or regional area. Whether buying or selling, it’s important to understand market conditions in your specific area and price range. You will then be more informed regarding offers and terms when buying or pricing strategies your home when selling.

You MUST uncover the accurate status based on the exact location and price range where you’re considering buying or selling. Remember, price and location are major factors in gauging the true condition of the housing market.
